Summary of Position:

You will be responsible for developing and executing the property’s reactive and preventative maintenance strategies, covering both soft and hard services to ensure assets are properly maintained in order to provide a safe and welcoming environment for residents, staff, and members of the public. The role will be shift based between 0800 – 1800, Monday – Friday, and may involve some shifts outside this timeframe.

You will report directly to the site General Manager.

Principle Duties & Responsibilities:  

• Oversee the maintenance and repair of all of Present Made of Cambridge’s facilities
• Alongside the General Manager, oversee the mobilisation of the scheme’s facilities by keeping track of key project delivery & project progress, and get involved with strategic decision making throughout the mobilisation process
• Oversee the snagging process, ensuring defects are properly reported and tracked throughout the handover process
• Assist with the design and implementation of the site Planned Preventative Maintenance (PPM) schedule, as well as the Reactive Strategy 
• Assist with the development of processes & procedures, both at a site and central level
• Oversee reactive maintenance works, responding to urgent issues, with some out of hours response needed
• Keep H&S at the forefront of the scheme’s day to day operations, ensuring site activities remain compliant with H&S standards
• Ensure Present Made standards & procedures are kept in line with best practice 
• Take ownership of the resident Helpdesk function, ensuring resident requests & maintenance problems are addressed quickly, in a polite & friendly manner
• Take an active role in contractor tendering, ensuring value for money is achieved across all 3rd party contracts 
• Manage key contractor relationships, and ensure contractors perform to agreed standards
• Line manage site Maintenance Operative 
• Work alongside the Present Made of Eddington team to ensure resident retention targets are met consistently 
• Ability to keep sensitive information highly confidential at all times
• Work towards and deliver expected targets and agreed KPI's to achieve expected occupancy and revenue through mobilisation to stabilisation and thereafter
• Take on project work and ad hoc duties as requested by the General Manager, Operations Director and HQ

The Person We Are Looking For:

• You must be highly focused, have excellent communication skills, be motivated and professional in appearance and presentation
• Excellent written and spoken English
• IT skills including MS Word, Excel & Outlook (training will be provided for our internal database system)
• You should be a self-starter with strong attention to detail and a passion for resident experience
• An ability to influence and inspire the team to drive the business forward is key
• You can demonstrate how you will have the ability to motivate, appraise, support and challenge to deliver performance daily
• Passionate about communities and hospitality
• Track record of developing, managing and executing processes and procedures in a facilities/maintenance environment
• Minimum of two years of experience in property maintenance or facilities management
• Demonstrable knowledge of Health & Safety Compliance, PPM, and an understanding of site risk management strategies
• Excellent written and spoken English
• IT skills including MS Word, Excel & Outlook (training will be provided for our internal database system)
